New repatriates face many everyday difficulties that are very difficult to solve without the experience of living in the Country and without knowledge of the language.
1. Be sure to draw up and sign a lease agreement regardless of the rental period of the apartment. This agreement will not only establish your obligations but also protect your rights.
2. Before signing a lease agreement, we recommend checking a number of details. First of all, find out whether the landlord is the owner of the apartment or represents the owner by proxy.
3. It is also worth finding out whether the premises are registered as residential or non-residential. You can check this information by requesting a certificate from the Land Management or an extract from the Real Estate Registration Bureau.
4. Before signing the lease agreement, check and record all the defects of the apartment together with the owner again. Take the corresponding photos and sign a list of all the problem areas of the housing on both sides.
5. In most cases, apartment owners insist on receiving a guarantee or deposit. Be sure to record in the contract the form of obligations that you transfer to the owner (guarantee check, deposit amount), as well as specify under what circumstances the owner can use these guarantees or deposit, and within what period after the end of the lease they are returned to you.
6. While living in the apartment, in case of any malfunction, immediately notify the owner of the apartment in writing. If the problem did not arise through your fault, the landlord should fix it on their own.
7. If, after notifying about the breakdown, no action has been taken by the owner, according to the lease agreement, you can independently invite a specialist.
8. Be sure to take a receipt for the services provided to you and forward it to the apartment owner, who will be obliged to reimburse you for the full amount of the repair of the malfunction.
Important! The apartment owner does not have the right to evict you from the apartment prematurely, provided that you fulfill all the obligations that are fixed by the lease agreement.
You should know that during the term of the lease agreement, the apartment owner does not have the right to visit the apartment without your consent. According to the law, the rented housing is not considered the home of the owner for the entire rental period.
